There are three areas of documents that affect Anaverde residents:
Development Documents, CFD (Mello Roos Documents), and Westside Union School District Documents
Some of these documents are available on this website, and some are too large to copy and you will have to request them from the city.
To order documents from the city, click on the Palmdale Document Request Form link on the left, print the form, and complete it requesting any or all of the following documents.
You can fax the request form in to the city and they have 10 days to respond to your request.

NOVEMBER 2009 CFD AGREEMENT BETWEEN ANAVERDE LLC AND THE CITY OF PALMDALE.
This agreement turns control of the mello roos funds over to the city, and was amended by the June 2010 Agreement.
JUNE 2010 AGREEMENT BETWEEN ANAVERDE LLC AND THE CITY OF PALMDALE
This agreement is what is currently in affect and it gives control of the CFD funds to the City of Palmdale.
CITY OF PALMDALE RESOLUTION NO. CC2004-242Establishing the City of Palmdale CFD No. 2003-1 (Anaverde Public Improvements). This is the document that created the mello roos tax and defines how the money will be spent and how our taxes are determined. It can be ordered from the City.
It is about 75 pages.
Current Statement of Account for City of Palmdale CFD 2003-1 Anaverde Public Improvements Special Tax Bonds,
Series 2005-A and 2005-B Improvement Fund.

Current Debt Schedule for CFD 2003-1 Anaverde Public Improvements Series A and B. To find out how much money still needs to be paid back to the investors. This can be ordered from the City. This is about 4 pages.
DEVELOPMENT AGREEMENT Development Agreement #92-2 between the City of Palmdale and KB of Southern California, for the City Ranch Development. This document lays out the overall framework for the development, and is the overall contract between the city and the developer. This document expires May 8, 2013. This can be ordered from the City. It is about 50 pages.
SPECIFIC PLAN City Ranch Specific Plan between the City of Palmdale and Kaufman & Broad Dated May 10, 1992.
This document contains "development standards, goals, objectives, policies, regulatory procedures, and design guidelines. The documnet functions as a regulatory tool establishing the zoning controls, standards and governing procedures." It provides specifics on the community including lot sizes, types of dwellings on the lots, parks, amenities, etc. This agreement does not expire and cannot be changed without a public hearing. This can be ordered from the City. It is about 290 pages.
WESTSIDE UNION SCHOOL DISTRICT DOCUMENTS
MARCH 2010 SETTLEMENT AGREEMENT BETWEEN ANAVERDE LLC AND WUSD This agreement came about as a result of Anaverde LLC's bankruptcy. It changes the schools in Anaverde from being developer-built to being District built. It is divided into three sections on this website.
2005 MITIGATION AGREEMENT BETWEEN ANAVERDE LLC AND WUSD This document defines the terms and conditions of building a single developer-built elementary school within Phase I of Anaverde.
1992 AGREEMENT BETWEEN KB HOMES AND WUSD This is the original agreement for schools in the Anaverde Development. It is available from the Westside Union School District.
